9 Things to Do to Your Home Before Fall Starts

It would be amazing if all you needed to prep your home for fall was hang a wreath and light a bunch of pumpkin spice candles. While yes, those are a crucial part of getting ready for the change of seasons, there are more important (and not exactly fun) preparations that come with being a homeowner. Consider everything you need to know before your house transitions from warm summer days to cool nights to freezing temperatures.

1. Clean, or possibly replace, your gutters.

Real talk: You're so used to your gutters working properly — and draining gallons of water from your roof yearly — that you forget they could use a little TLC. If they're clogged, you can end up with a flooded interior and damaged exterior. So clean them, and if necessary, replace them. A little prevention can save you headaches and money. 2. Check for drafts. Heat loss through windows is responsible for 25-30 percent of heating energy use, according to the U.S. Department of Energy. But it doesn't have to be that way, because weatherstripping is simple and probably the most cost-effective way to keep heating costs down. Pro tip: To check if you have a draft issue, close a door or window on a strip of paper. If the paper slides easily, you need to update your weatherstripping.

3. Drain your outdoor faucets.

Say it with me now: "I will turn off all outdoor faucets before winter!" Drain and disconnect all garden hoses from outside spigots to prevent any water freezing. Not doing this can result to pipes bursting, so yeah, do this.

4. Bring your outdoor furniture in.

Yes, your furniture is outdoor furniture. No, that does not mean you should test the label by leaving it outside through freezing weather and snow drifts. It costs you money and time to set that outdoor space up, so if you want to get another summer season out of it, store it in a garage or shed. If you don't have anywhere to store the items, cover it with waterproof covers.

5. Fix any cracks in your driveway.

I know, I know — this seems tedious and is one of those things where you're like, "eh, it'll be fine!". But, it could very easily not be fine. When water gets into cracks it freezes, expands, and can make the crack even bigger. Enough small cracks can turn into big cracks, and eventually, the concrete will crumble. Plus, you'd probably prefer a driveway without a giant pothole. So, use a concrete crack sealer, fill it up and be done with it.

6. Change your filters

Ouch! Another thing in your house that might be costing you more money then it should be. If your filters are clogged, it's harder to keep your home at the temperature you want it to be, which will increase your heating bills. Clean these filters monthly, not just before the fall, and thank me later. FYI: Disposable filters can be vacuumed one time before you replace it, and foam filters can just be vacuumed and not replaced.

7. Fertilize your lawn.

You know what they say: The best offense is a good defense. If you want to keep your lawn looking great in the spring and summer, you need to prep it for the fall and winter. Roots are still active when the grass isn't growing, so applying fertilizer will prevent winter damage. Doing this will also help your lawn turn green faster in the spring, which is crucial, because who wants to look at a sad lawn once it gets nice out?

LEARN MORE ABOUT WINTERIZING YOUR HOME

8. Test winter equipment.

Hi, I'm here from the future, where your snow blower isn't working and you're stuck inside and can't get your car out to buy a new one. Seriously, just check it all now, and make your life easier later.

9. Change your batteries.

Once a year you should be checking to make sure all smoke detectors and carbon monoxide devices are working. Since you're already testing everything else out, you might as well add this on. Hope this helps and adds something to your fall/winter checklist. Feel free to contact us for all your home and property services. Be Happy Property Services provides residential and commercial properties in Anchorage and our surrounding areas with dependable, licensed, insured, and bonded services. 20 Tips for Finding a Contractor for Your Home Remodel in the Anchorage Area

They say change is good, but it can also be intimidating. If you don’t plan for success, you are planning for failure. A home remodel can quickly go off the rails in terms of time and budget, making you wonder just what you were thinking when you decided to install a new roof or replace your worn siding. The biggest mistake a homeowner can make when they decide to remodel their home or install a new roof is cutting corners on their contractor. As with most things in life, you truly do get what you pay for when it comes to home renovation professionals. At the end of the day, everyone wants to drive up to their dream home. By working with a reliable, experienced company, you can ensure your home renovation project stays firmly out of nightmare territory. Here are 20 tips for finding a contractor for your home remodel in the Anchorage Area (you can apply these to anywhere, really).
  1. Clearly define your home remodeling project

Before you begin reaching out to contractors, have a clear idea of how exactly you want to remodel your home. This may sound obvious, but many homeowners end up hiring contractors and agreeing on a design, only to then request changes or additional adjustments after the construction work has already started. This often results in the project going over budget, failing to meet the agreed-upon deadlines, or even stopping dead in its tracks. Always plan everything in advance so that you don’t have to make any changes halfway through the project.
  1. Ask homeowners in your neighborhood

It’s always a good idea to ask others for references. You may naturally turn to friends and family members, but why not ask a few neighbors, too? Did the family down the street just replace their home’s windows?  If the end result looks great, ask them who did the work and if they’re happy with the final product. Take a drive around your neighborhood and look for homes that have undergone recent upgrades. Most homeowners are happy to share their opinion of contractors, especially if they’re pleased with the project.
  1. Look at online reviews

Online has revolutionized the way consumers shop for products and services, with people researching before they buy. Look online to get an idea of what other people have to say about a contractor.  You’ll be able to see a wide range of opinions from homeowners willing to speak up about the quality of the labor, materials and overall workmanship.
  1. Don’t set a minimum (or maximum) number of estimates

When you’re looking for a contractor for any type of home improvement project, one of the first things you’ll hear is “get three estimates.” The problem with limiting yourself to three is that you really can’t be sure you’re getting a good representation of the options available. The better choice is to get as many estimates as it takes for you to feel like you’re making a comfortable, informed decision about a contractor. If that happens to be the first one you meet with, great! If not, continue on until you find a highly qualified contractor that feels like the perfect match for your project.
  1. Busy can be a good sign

A reputable, experienced contractor is likely to be in high demand, which means you might have to wait a few weeks or even a couple months to get on their schedule. When you consider that you’re making a significant investment in your home, however, isn’t it worth waiting for a contractor you trust to do an exceptional job? We would love to discuss your project, contact us today.
  1. Trust your instincts

There is something to be said for “going with your gut.” You and your contractor — and the construction crew — are going to interact at various points, from the contract drafting and negotiation process to the completion of the work on your home. Make sure you have a good rapport with the contractor. If you get a bad feeling from the start, it could be an indication that the project isn’t going to produce a good result.
  1. Go with a pro

The do-it-yourself industry has become increasingly popular in recent years, and it has inspired everyday people to try their hands at complicated projects that are best left to the professionals. The problem for the average homeowner is that it’s not always easy to distinguish between true pros and individuals who perform weekend jobs on the side. Ask questions and don’t be afraid to demand proof of the contractor’s experience and credentials. An experienced contractor will expect this and will be happy to provide the information you need to feel confident about putting your home in their hands.
  1. Ask how long the contractor has been in business

You don’t have to look hard to find horror stories from homeowners who have been dissatisfied with a contractor’s work, only to end up unsuccessfully chasing the contractor through the court system in an effort to recoup money for an incomplete or unsatisfactory job. Read about Be Happy Property Services here. Unfortunately, it’s relatively easy for a small company to close shop when a lawsuit threatens, only to open up under a new name a few months down the road. The risk of this happening to you decreases significantly when you work with a contractor that has been in business for several years or even decades.
  1. Review past jobs

Take a look at the contractor’s past projects. This is another area where the internet has given homeowners incredibly useful tools for researching potential contractors. Most experienced contractors have a photo gallery of their recent projects on their websites. Be Happy Property Services has a bevy of pictures, information, and reviews. Chances are, the contractor can deliver the same results for your home.
  1. Check the BBB and trade organizations

Is the contractor an accredited business with the Better Business Bureau? Check the ratings online, Anchorage Better Business Bureau.
  1. Verify insurance, licensing and permits

Your contractor should be able to provide you with proof that they have the proper licenses to perform home renovation work in your community. It should also possess the required insurance to cover its workers in case someone is injured while performing work on your property, and it should have all required permits through your local municipality/government before beginning the job. Be Happy Property Services provides residential and commercial properties in Anchorage and our surrounding areas with dependable, licensed, insured, and bonded services.
  1. Ask about check-ins

A home remodel is not a “set it and forget it” type of project. Ask how often the contractor will check in with you as the work progresses. The contractor should have someone in the office specifically assigned to act as a liaison between you and the crew performing the work. Discuss this at the time the contract is being drawn up. Which brings me to the next tip...
  1. Get it in writing

It goes without saying that every aspect of your project should be professionally documented. Without a contract, it’s your word against the contractor’s in the event of a dispute about the labor, materials or the quality of the work. An experienced and reputable contractor will offer you a comprehensive contract that clearly explains all the terms, from the financing to what happens if you are unhappy with the work.
  1. Price isn’t everything

If you’re like most people, your home remodel must fit within a certain budget. Although it’s perfectly normal for price to be a prominent factor in your choice of contractor, it shouldn’t be the only factor — or even the most important one. If you opt for the cheapest price at the expense of quality, however, you will almost certainly end up paying for a replacement much sooner than you should. In the long run, this will add to your cost and likely decrease your property’s value.
  1. Be specific about financing

You should know exactly how much you’re paying — and when you’re paying it — before a single hammer flies on your home remodel job. It’s especially important to be wary about contractors that require you to pay in full before any work begins.  You wouldn’t pay for a new car without taking it for a test drive, and you wouldn’t purchase a new wardrobe without seeing it first. Why should something as important as a home renovation be any different? Be Happy Property Services is pleased to offer financing through Acorn Finance.
  1. Know exactly who is doing the work

Will the contractor you hire be the one doing the work, or will the contractor outsource your job to a subcontractor? Make sure you know exactly who will be showing up at your home prior to the first day of the job, so you feel comfortable with and confident about the individuals working on your property.
  1. Ask about materials up front

Understandably, you might not be an expert on shingles or siding, but that doesn’t mean you have to be in the dark about the materials being used on your home remodel. Ask your contractor to explain what types of materials it uses and why. You should also be given options for upgraded materials, as well as materials designed to be more budget-friendly.
  1. Who will be at your home while work is performed?

Will the contractor appoint a renovation supervisor to your job? The contractor should assign a single point of contact to be on site in case you have questions while the work is being performed.
  1. Ask about the what-ifs

Watch enough home improvement shows, and you’re guaranteed to see your fair share of unexpected — and often expensive — surprises. No matter how carefully and thoroughly you plan, it’s usually impossible to know the full conditions behind walls, underneath layers of roofing materials and below the foundation of a basement. Expecting the unexpected should be part of any home remodel. Ask your contractor how it handles the what-if moments when they happen, and how it will affect your timeline and your budget.
  1. Know what happens if you’re unhappy

The contractor should make sure the job is completed to your total satisfaction. In fact, the contractor should be unwilling to walk away from the job until it’s absolutely perfect. Ask them how they handle customer complaints and concerns about the quality of labor and materials.  You’re paying for both a product and a service — the contractor should be 100% committed to doing the job the correct way, and it should have a plan in place to address any issues that come up along the way. 6 Sure Signs That Your Home Needs Remodeling

Renovating your home can be stressful, let us at Be Happy Property Services make it easier for you! How can you tell when is the right time to have your home be renovated?
  1. When your floor needs to be replaced
  2. The roof is leaking
  3. Your home feels too crowded or too empty
  4. The paint looks dingy and starts to chip
  5. The house feels out-dated
  6. Your kitchen and bathrooms look old

1. When your floor needs to be replaced.

The first sign that your home needs a renovation is when your floors tiling system is starting to detach. The detachment of the tiles only means that the tile grouting is already wearing off. The more common rooms that will need new floors are bathrooms and kitchens. You can also change up the design and add some wood floors; wood not only looks great, but it’s good for resale. Wood floors can have a great return on your investment. Carpet in high traffic areas should be replaced every 10 years. The look of carpet that needs to be replaced can make your home look like it’s in desperate need of a remodel. By replacing the carpet or adding hardwood flooring, it will significantly update the look and feel of your home.

2. The roof is leaking!

Leakages in your roofing system mean two things: One, the roofing installer and service that you hired is no good, and two – the roofing system of your home is already old and rotten. Either way, your roof needs fixing and renovating. Roofing companies work in squares, which is a 10×10 foot area, 100 square feet. The more square feet your roof is, the more it will cost to replace. If your home has vinyl siding and the paint is chipping, then it’s time to repaint the exterior of your home.

3. Your home feels too crowded or too empty.

Have you ever encountered coming home to your house and you feel weird, and something is off? When people encounter this, they often feel that their house is either crowded or too spacious. Note that when this happens to you, it only means that your house needs refreshing. You may actually renovate your home by simply re-organizing all the things and belongings inside your home.

4. The paint looks dingy and starts to chip.

Another factor that could explicitly mean that your home needs remodeling is when the interior or exterior paint starts to become worn down, dirty, and chipping. It only shows that external factors are already affecting your home negatively. These factors could be dirt and chemicals. Aside from the fact that this circumstance means that your home is deteriorating already, it could also mean that you need to regard and renovate and clean things inside your home. Apply a fresh layer of paint to your walls on the inside and exterior of your home. Repaint the baseboards and crown molding if needed. Touch up your kitchen cabinets and other areas in the kitchen and bathrooms. Having freshly painted walls and baseboards can take years off the look of your home. If the white is starting to yellow, a nice coat of white paint will do wonders for updating your home’s look.

5. The house feels out-dated.

If you see lots of shiny gold door handles or shiny gold finish on anything really, then it’s about time to start a new remodel project to modernize your home. Older bathrooms will have gold everything, facets, door handles, bathtubs, and shower fixtures. This was a popular design in the 1990s but feels very out-dated in 2021.

You can buy oil rubbed bronze or brushed nickel faucets, door knobs, and other bathroom and kitchen accessories fairly cheap. They are easy to install and can usually be completed in 10 minutes or less. New modern fans and light fixtures can be found on Amazon for under $100. These improvements will have a big impact and make your home feel much newer than before.

6. Your kitchen and bathrooms look old.

These are the most important rooms in the home, not only for homeowners but also for home bu yers. If you have a very outdated looking kitchen or bathrooms, your home will feel old. You should modernize these rooms and bring them up to date. Give us a call at Be Happy Property Services about your kitchen remodel and renovation project. Bathroom remodeling usually includes new sinks, flooring, shower walls, faucets, toilets, etc. Like a kitchen remodel, the homeowner’s costs are moderate, with a huge payoff. Not only will your house have a great interior design and be up-to-date, but it will also be worth more if you ever decide to sell.  The bottom line is these signs can be very minimal and too “normal” to be seen and noticed in entirety. However, once your home shows these kinds of signs, it only means that your home is starting to deteriorate and needs home remodeling. If you feel like it’s time for a home remodeling project, give us a call for a free estimate. While you can do many upgrades on your own, many projects will need the help of a professional, licensed, and bonded remodeling company to ensure the job is done right, and we would love to help! Be Happy Property Services provides residential and commercial properties in Anchorage and our surrounding areas with dependable, licensed, insured, and bonded services.  One call, we do it all!

Kitchen Renovation: Kitchen Design Trends of 2021

Discover the Kitchen Design Trends of 2021 for Your Next Kitchen Renovation

Discover the new kitchen design trends that are kicking 2021 off to a great start.  If you are planning a kitchen renovation, this past year has highlighted several ways we need to use our kitchens to incorporate both remote learning and work. From more workspace in order to use the area for multiple tasks, to getting more creative, here are some new kitchen renovation trends you will enjoy.

Colors

Kitchens have become a centerpiece in our homes as we gather for every meal, have endless zoom calls, and virtual hangouts. Your kitchen can be an office or a classroom, so the addition of warm or colorful colors from the walls, décor, cabinets, and back splashes will make your space feel homier while showing your unique taste and personality.

Workspaces

After spending a year working and learning remotely, the spaces in your home matter more than ever. A kitchen counter can be turned into a multi-use workspace between meals. The same goes for your kitchen table.

As you plan your kitchen renovation, take into consideration all the ways you used these spaces over the last year.

Storage Space

Banish the clutter! With the kitchen busier than ever, the need for clutter to be cleaned up and put away is becoming more urgent. Many kitchens have an open floor space concept, but this leaves  few options to store belongings. Having an island in your kitchen, adding cabinetry (such as minimalist wall to wall cabinets), or clean-lined cabinets can add tons of storage to your kitchen -- without taking up too much space in the room. From storage, décor, and functionality—2021 has many demands for our kitchens.  This is the year to complete those projects you planned last year and to finally make the kitchen you and your family needs and deserves. With the help of a professional handyman from Be Happy Property Services, your options are limitless. Be Happy Property Services provides residential and commercial properties in Anchorage and our surrounding areas with dependable, licensed, insured, and bonded services.  One call, we do it all!

The Benefits of Landscaping

While most people spend the majority of their time indoors, most of us are still undeniably drawn outside to soak in the sights and sounds of nature. There’s just something about the sunshine, green grass, pretty flowers, sweet fragrances, and animals that make the outdoors relaxing and rejuvenating. Do you have a nice outdoor space to retreat to at your home or business? If not, it’s something worth consideration. In fact, a beautifully landscaped lawn can make a world of difference for your family or customers. It boosts curb appeal, improves a first impression, and generates positive feelings. Whether you’re looking to add some greenery, flower beds, bubbling water features, or other enhancements to your yard or commercial property, consider the range of benefits you can expect from adding diverse landscaping to your property.

Landscapes are Good for the Air and Water

  • Did you know that grass and trees are hard at work every day capturing dust and smoke particles, removing carbon dioxide, and producing life-giving oxygen? In fact, a single tree can remove 26 pounds of carbon dioxide from the air every year, canceling out the emissions of driving a car 11,000 miles. So, planting grass and trees is one simple way that all of us can help protect the environment!
  • Another interesting fact supporting landscapes with trees is that one tree can also supply enough oxygen for four people every day. What a great reason to plant a tree!
  • With the storm season in full swing, lush landscapes can actually help. They act as storm water runoff buffers, reducing the flow of sediments and pollutants to nearby bodies of water. In effect, plants help filter out pollution from the water on its way to a city’s source of drinking water. Woody plants along shorelines also reduce erosion and flooding downstream.

Outdoor Living Areas Improve Quality of Life

  • Landscaping improves quality of life with several physical and psychological benefits. For example, just looking at plants is shown to reduce blood pressure. Walking through a natural environment, even in the middle of a city, improves attention and memory. People living in neighborhoods with community green spaces report lower stress levels and lower healthcare costs.

Landscapes Offer Economic Benefits

  • Did you know that businesses that have high-quality landscapes tend to be more successful? It’s true! Customers claim to spend more money on goods and services if the commercial building has a high-quality tree canopy; and shoppers say they’re willing to travel longer distances to shop in a district with better landscaping. They also say they stay longer once they arrive if the landscaping is peaceful.
  • As a homeowner, you are looking for ways to gain the best benefit for your investment. When you landscape your yard, you can rest assured that your investment will increase your home’s market value. Home buyers are usually willing to spend more on a house if it has professional landscaping, both front and back.

Water Features Make Landscaping One-of-a-Kind

  • Aesthetically pleasing water features placed in your landscape can add unique texture, natural sounds, and new wildlife to your property. Finding the perfect backdrop for any outdoor living area can help turn a boring landscape into one the neighbors or community will remember.
  • Water features also require very little maintenance and don’t consume a lot of water thanks to circulating pumps.

Retaining Walls Prevent Erosion

  • If your property is located on a hill, a retaining wall prevents elevated soil from sliding toward the building when it rains. The barrier is practical, but it can also add to the appearance of your landscaping.
  • Retaining walls can create tiered pathways, spots for additional seating or a creative garden area. In some cases, a retaining wall may provide privacy too.
  • Many different materials are available for retaining walls, offering design flexibility for your property. The experts at The Grounds Guys can offer numerous suggestions that will be sure to meet your needs.
When you choose to add creative landscapes, you are helping the environment and boosting your bottom line! These kitchen remodeling ideas will save you money while renovating your kitchen

These kitchen remodeling ideas will definitely save you money while renovating your kitchen. Now you have decided to remodel your kitchen or at least make some small changes, we have an amazing list of kitchen remodeling ideas for you. Even small makeovers may change the look of your kitchen immensely. Let’s clear out one thing right at the beginning: whether you live with a family or by yourself, the kitchen is the busiest space in a house. From the coffee you whip up to get out of that agonizingly-wonderful slumber every morning to the last glass of water you sip every night, the kitchen remains at the center of your home. It is perfectly understandable as to why just like life, kitchen design also needs a breath of fresh air, or simply, a coat of fresh paint. But of course, a kitchen makeover is much more than that. Not only does it seek to reinvigorate the space most dear to the house, but it also will go a long way in ensuring that a fresh, updated kitchen remains at the heart of a healthy family. Let us at Be Happy Property Services understand what exactly you need to change and we will help you understand how you can manage a complete kitchen makeover. Wondering how much your kitchen remodel will cost? Contact us today for a free estimate.

Updating Kitchen Backsplash? Here’s What You Need to Know:

Updating your kitchen backsplash is one of the easiest and cost-effective ways to give a new look to your old kitchen. It is also the first area that should get your attention when renovating your kitchen because a) no renovation is complete without a new backsplash and b) it is the most used/abused area of the kitchen. From spilled food to hot oil splashes, the backsplash takes it all and complains little. When updating your kitchen backsplash, consider whether you want to incorporate new changes to the material or re-do the existing design. If you are short on time and money, consider a simple coat of paint. This way, you can incorporate a variety of styles depending on your existing material or simply add a shade. If you are artistically inclined, use a stencil to create a design in a secondary accent color. Different kitchen backsplash ideas might be enough if you can’t afford a complete renovation. If you are just adding one color, consider choosing between different textures like matte, satin, and high-gloss styles to give a new life to your kitchen. But if you think that your kitchen backsplash needs more than just color, start by selecting the material you wish to use for the new kitchen project. While the material you chose will, of course, depend on your personal needs, preferences, and budget, you can always save costs by doing it yourself instead of hiring a professional. The Internet has many videos on going the DIY route but remember, do it only if you have prior experience of knocking down existing design and relating a new design. DIY is good only for people who know their stuff; for others, it can turn out to be extremely time consuming and worse, a half-baked project.

Choosing New Cabinets for Your Remodel

If you believe that a kitchen renovation should focus most on a) the look and b) the feel of new products, then choosing new cabinets is one of the best ways to go about it. Kitchen cabinets take a lot of abuse on a daily basis and are often seen to be loose on their hinges which gives the whole kitchen a dated and ignored look. Also, remember that when it comes to the cabinet, the choices are plenty even if you are on a tight budget and have the basic tooling expertise (in short, tighten screws properly!). Ready to assemble (RTA) kitchen cabinets come in a flat pack along with all the hardware needed for assembly. One of the biggest advantages of RTA kitchen idea is that it saves you a substantial cost on labor charges thereby allowing you extra room to spend on quality products. At the bottom of the price list are medium density fiberboard (MDF). Also known as engineered wood, substrate, hardboard, etc., they are all made by pressing wood particles together at high temperature with glue. While being an affordable option, it’s durability is often compromised. On the other end of the scale are solid wood drawers with dovetail joinery that look good and last long. In short, cabinets with white melamine-coated particle board cabinet boxes and drawers and flat panel doors are signs of cheap quality while veneered plywood, hardwood frames, solid wood doors of expensive, durable quality.

Focus on New Flooring

Relaying the kitchen floor is both a time- and money-consuming process but few things give a new life to kitchen renovation like a new floor. When it comes to flooring ideas, hardwood is the most well-known standard and material. Within hardwood, however, there are a lot of variations and differences. The most common form of hardwood flooring came in thick planks of solid timber. Solid hardwood is milled from a single piece of wood and hence a completely natural material. It is more adept at handling temperature and humidity changes. Many companies also offer engineered flooring –planks with a thin layer of hardwood on top, bonded with other layers. Engineered flooring is designed to prevent the floor from shifting during expansion and contraction cycles. Oak and walnut are two of the most common hardwood choices and for good reason. Oak is durable and stains well while giving an appealing natural grain and is reasonably priced. Hickory, maple, ash, cherry are also good choices too so take your time and decide accordingly. If you prefer a light-colored hardwood floor, ash is an ideal option, while people who expect a lot of foot traffic should consider hickory as an option.

Add a Kitchen Island and Open up Your Space

No matter how small or large, a kitchen island occupies a focal point in your kitchen and is often the most focused item when it comes to a kitchen renovation. Natural stones like granite and marble along with engineered Quartz are some of the most commonly used materials due to the variety they offer without compromising on durability. But remember that you don’t want a very big island that looks out of place. For foot traffic, leave about 36 to 48 inches of space on all sides. The size and the nature of the kitchen island are often dictated by what purpose it will serve. For example, if you plan to serve snacks or use this space for wine sessions, leave proper legroom and surface area for each person. About 24 inches of width might be enough for each person. Consider leaving 9 to 13 inches of clearance between your knees and the bottom of the counter for the necessary legroom. While designing, match the counter height with the seating you use. Customizing your island can make it more user-friendly and diverse without adding costs, For example, if your kitchen island also doubles as a workspace, consider adding electrical outlets to make sure people can charge their phones or plug in a speaker. There are a number of kitchen island ideas that can get you moving. While overhauling your kitchen, you might be working with a great designer. But it doesn’t always mean that they will have all the kitchen renovation ideas. It is always smart to check out kitchen remodel ideas for inspiration as well as to reduce the cost of kitchen remodeling.

Indulge in New Luxe Appliances

Appliances are the most important aspect of a kitchen: they are the instruments that get things done. However, aging appliances can drain your pocket and reduce efficiency so it is always a good choice to update them every few years but of course, this does not apply to all appliances in the kitchen. In general, remember the latest appliances are not only more efficient, but they are also more ‘beautiful’ to look at. That said, do not prioritize form over function. Remember, appliances are long-term investments. If you are planning to sell the property, check with local property agents to confirm whether investing in new appliances will fetch you a higher price for the property. Of course, if you plan to continue staying at the house, then the investments made in appliances will improve the kitchen’s efficiency and performance. Over time, kitchen interiors may start seeming a bit dull and the overall appeal might just be lost. This is why you must indulge yourself in new luxe appliances for not just the novelty in aesthetics but also the general utility of the space. Besides giving your kitchen a new look, these appliances are bound to give you the ‘hands-on’ change you deserve. You might find the memories of the old kitchen coming back if you stick with old electronics. Not only have the new-age appliances changed in how they can be used, but they have also changed in the way they look too. In order to thoroughly enjoy your finished kitchen remodeling, ditch that 25-year-old refrigerator and opt for a stylish sleek one that matches the decor and theme of your kitchen.

Try Open Shelving

Gone are the days when the sight of your cutlery in the open would invite a frown from the visiting guests — in fact, more and more people are opening up to the idea of open shelving. If you are looking to contrast your new kitchen from the old one (or your grandma’s) and add a sense of ‘largeness’ to your space, you should definitely try open shelving. The best part about it is that there are so many ways to play around with it and be creative. You could go for white open shelving to highlight the wallpaper or the paint in or you could even mix and match it with the cabinetry. No need to get rid of cabinetry entirely — just add shelves between windows or in the corners of the kitchen to display your most prized cookbooks, pottery or teacups.  Customize it with hooks to hang stuff or opt for fancy boxes and baskets to add a touch of sophistication. Undercabinetry lights are highly recommended for kitchens looking to add a bit of x-factor. We suggest opting for only one color of glassware to display on these open shelves for the best effect. There a lot of kitchen open shelves ideas that can overhaul the look of your kitchen as well as add astonishing functionality.

Embrace Contrast – Honed Granite Countertops Against White Oak Cabinets

If you are looking for kitchen remodeling ideas, you can’t miss the most sophisticated trend of all of this decade: solid countertops with contrasting cabinetry. For a contemporary kitchen, you should consider going the granite way and opt for the honed finish instead of the regular polished one. The matte finish of this durable stone adds an ultra-modern touch to the kitchen without the excessive reflections. In a way, it makes it less susceptible to smudging too. Besides the evergreen black, brown and beiges, the finish also allows you to opt for exotic red and blue colors should you want to add a bit of color to your kitchen. Contrast the seams and colors of the slab with the plainness of white oak cabinets to add an unrivaled touch of class. You can’t go wrong with a pop of color set to a plain white setting. As oak is equally gracious when paired with granite and relatively less prone to water damage than MDFs, the pairing is bound to be a hit. The number of kitchen countertop ideas is as many as the types of countertops, be it natural stones like granite and marble (wondering the difference between granite and marble?) or other engineered stones like quartz.

Stick to One Splurge – New Marble Countertops

One of the most exquisite natural stones known to mankind, marble is a godsend for those looking to take a detour from the boldness of granite countertops. Aesthetically pleasing and available in countless varieties, there is a reason marble has so much significance even historically. If you are going for sophistication, meet your best friend: marble countertops. The feminine feel of marble allows one to use it in every kitchen regardless of the theme. Although there are some concerns about staining, it is a known fact that a lot of homeowners prefer the way the surface ages as the colors blend into its grey veins. Concerns can be minimized with the use of polished finish, although we love the idea of a honed finish in a modern kitchen. The best part is undoubtedly the cost-effectiveness though. If you are on a budget and still want something that embodies class, marble is definitely what you are looking for.

Be Creative with New Lighting

One of the most brilliant ways to combine convenience with beauty for a kitchen remodel is to be creative (and smart!) with your kitchen lights. It is one of the most cost-effective tricks when it comes to kitchen remodeling ideas. The desired effect can be achieved by mixing-and-matching different fixtures in different spots in the kitchen. Depending on whether you are looking for ambient lighting or task lighting, you could plan the layout and the budget. There are countless kitchen lighting ideas. To combine task lights with cost-friendliness, we suggest going the LED ceiling lights route. Besides being eco-friendly, these lights save a lot of dollars on electricity bills. You can bring out the wow factor with these lights too if you go for pendant lights above your kitchen island or dining area. For ambient use, chandeliers or even new-age track lighting can be used. Make sure to install dimmers if you plan to spend some time eating dinners with your loved one in the dining area. Basically, whatever your budget or use: If you are looking to take your kitchen to the next level, it’s time to hang some new lights!

Picking New Cabinet Doors

Revitalizing and renovating a kitchen can be a tricky affair: not only do you have to decide what you must change, but you must also decide where to best spend your money. And dollar for dollar, new cabinet doors are one of the best investments. The reasons are simple: every day, your cabinet doors are opened a number of times and over a period, they suffer wear and tear. Even if the doors may not ‘look’ old, the hinges, for example, tend to get loose. The one important reason why you should choose new cabinet doors is because if you want to keep your costs low, you can always consider buying ready-to-use doors which are available in various colors, material and texture. For ease of usage and low maintenance, you can always consider plywood/MDF. However, if you can afford to spend a little more, proper wood like dark cherry wood cabinets would be a lovely option. If you are feeling eccentric and eclectic at the same time (well done, you!) then you can even consider getting rid of cabinet doors completely and instead opt for an open shelf design. That choice, however, will require you to get new cabinets that are more suited to open-frame designs.

Paint Update

A new touch of paint, updating hardware (doorknobs, cabinet pullouts) and a couple of new appliances are the easiest way to do so. Kitchen paint ideas can guide you to update your kitchen in an extremely cost-effective way. While we pay a lot of attention to the paint we use in the house, the kitchen often tends to get ignored. Also, while the rest of the house may not need a repaint anytime soon, the walls of the kitchen undergo a lot of abuse. Smoke, water, oil and the general traffic in the kitchen can begin to reflect on its walls very soon. When painting a kitchen, remember that you should give attention to how the new color will gel with the rest of the house and whether the texture you pick will withstand oil and heat. Unless you wish to get an extremely fine and detailed painting done to the house, going DIY will make it even more affordable and a great way to get your family and friends involved. This also ensures that you have complete control over the designs so get creative! When it comes to the colors it makes sense to spend some time picking the right color. Choose colors which create high visual impact and are in line with food. Then, there is the texture: satin and semi-gloss are some of the best options when it comes to the finish because they can be shiny/glossy enough to clean up, yet flat in its appearance to hide imperfections.

New Hardware Can Revitalize a New Kitchen

While new paint will revitalize your kitchen, this will also be a good time to consider changing your hardware in the kitchen. While cabinets can last a really long time, the same cannot be said about kitchen hardware. As a general rule, metal works best for hardware for the simple reason that it is, well, metal. It is durable, sturdy and resistant to minor bumps and knocks. Within metal, however, you have a lot of choices: nickel and brass have a timeless appeal while steel is sleeker and more contemporary. Silver is also a great choice but may not be the best idea if your kitchen has a lot of rough usages (think oily hands!) or if you wish to keep costs down. And should you go for knobs or handles? Again, you can choose one or both to give a slightly edgier look to your kitchen. The point here essentially is that while changing cabinets can cost a lot and involve a lot of effort, the hardware is much easier to update and more affordable. And when the knobs look nice, even slightly old cabinets will look as good as new. These kitchen remodeling ideas will definitely save you money while renovating your kitchen! 4 Reasons Kitchen Renovations & Remodels Are Better In The Summer

4 Reasons Kitchen Renovations & Remodels Are Better In The Summer

Thinking about kitchen renovations? Dreaming about a remodel that will perfect your living space? Then, you are in the right place!  The spring and fall are usually heavy seasons for contractors and designers with projects, but that may not be the best time to remodel.  Summer is quickly approaching (okay, maybe we are overly optimistic) but we’re here to give you four reasons to renovate your kitchen or embark on a remodel this upcoming summer season! Although home renovations, and remodeling projects take place all year round, we are going to shed light on why it’s better to do it during the summer.  Summer is one of the busiest seasons for many.  Most families are out on vacation, lovers are getting married, and the kids are in summer school, or at camp, or visiting family.  With so much happening, why is this the best time of the year to move forward with a renovation or remodel?

Reason #1

You Can Enjoy the Outdoors

Remodeling a kitchen can be hard on your family mealtime routine. Being without a sink and appliances can be challenging, and eating out costs money.  The good news is summertime is grill season! Spend some time outdoors and try some simple grilled meals. The busy summertime is also the best time of the year to sit outside and relax. Similarly, it is the perfect season to invite family and friends to your home for a lovely gathering. You can enjoy delicious warm meals outside in nature and enjoy the fresh breeze mother nature has blessed us with. See where I am going with this? You can hire the best team at Be Happy Property Services and let them do the hard labor!  The best part about all of this is that you don’t have to give up family dinners, as you can still cook and grill outside.  You can count on us to take your renovation or remodel to the next level.

Reason #2

Open Schedules & Vacation

Kids are out of school and are free from most extra-curricular activities, which can greatly open up your schedule. Now you can meet with contractors and designers without having to juggle so many Zoom meetings, baseball practices and the many other activities your kiddos are involved in.  As a result, summer is the ideal season for kitchen renovations, home improvements, and remodeling projects.  In the end, summer is still better than other seasons because people have more time to schedule tasks like these. How nice would it be to return home from vacation with a beautiful new kitchen?  Pretty nice, right?

Reason #3

Indoor Kitchen Lighting

Picking out counter tops, cabinetry, and paint in natural light is key during any renovation. It can be difficult to imagine and speculate what that daffodil (or sage or marigold or ocean slate) will look like in the dark of winter. Open the blinds, draw in the curtains, and fill your home with natural light. Once you open up your home and allow the beautiful sunlight to enter, you can start to visualize what home improvement items you want and don’t.

Reason #4

Ventilation

While a renovation is taking place, ventilation is important.  During the summer, you can be worry-free and open windows and doors for ventilation without the cold and moisture of the other seasons playing effect.  For instance, say you chose to do a kitchen renovation in the winter.  This means you would have to deal with the harsh cold (along with eating out often, unless you have a grill ready on that porch).  Do you have to open the windows?  Not necessarily, but it can make things easier for the remodelers and installers.  Sometimes life happens and people don’t have another choice so they may have to choose another season. But, no matter what, we can get it done. So no need to worry. All in all, summer is a great season for many things. Add a kitchen renovation to your summer plans, or a bathroom remodel, maybe renovate that extra room into a full office, no matter what you envision, look to Be Happy Property Services. IMPORTANCE OF SPRING CLEAN-UP FOR YOUR LAWN

It is not too early to start thinking ahead and considering your options for lawn care and property management.  Read on for information about the importance of spring clean up for your lawn, so you can start planning now. Properly caring for your lawn in the spring will help it grow lush, green and healthy throughout the summer and fall months. Not only will a healthier looking lawn boost your curb appeal and your own personal enjoyment of your property, it can also increase the value of your home.  Here are some lawn maintenance terms that will help your lawn succeed:

Aeration

As lawns age or sustain heavy use, your soil can get compacted. This reduces the pore space in the soil that roots need in order to absorb oxygen, nutrients and water and could result in the deterioration of your lawn. Lawn aeration involves removing small plugs of soil out of the lawn to help air, nutrients and moisture return to the lawn. These little plugs are about ½ inch in diameter, creating holes 1-6 inches deep and 2-6 inches apart. Not only will your lawn be able to absorb the things it needs to grow, it will also prevent runoff of fertilizer or pesticides and prevent soil erosion.

Lawn De-thatching

Over time, a layer of dead grass roots, stems and other debris builds up on the top layer of your soil. This can prevent water and nutrients from getting below the soil’s surface and stop your grass from growing densely and spreading evenly throughout your yard. It can also block new lawn seed from making good contact with the soil, preventing seed germination. De-thatching scarifies and rakes up the top layer of your lawn soil using a power rake, exposing the soil surface beneath it. This creates room for water and nutrients to penetrate the soil and room for your new grass to grow, spread and dense up. You should have your lawn de-thatched about every two years, depending on how your grass grows. Contact Be Happy Property Services for all your lawn care needs!

Over-seeding

Once you’ve aerated and de-thatched your yard, it’s time to spread new seed over your lawn, especially in bare areas. It’s best you do this right away to ensure your new seeds can grow strong. A thick lawn will have stronger roots and will be less likely to experience weed growth throughout the summer. Over-seeding will help cover sparse areas and create a more even and thicker looking lawn.

Fertilizing & Weed Control

Fertilizing and applying herbicides to your lawn will help it grow and prevent the growth of weeds. Be careful, over fertilizing can actually damage or ‘burn’ your lawn and certain herbicides can be quite potent, damaging your lawn if not applied correctly. A professional from Be Happy Property Services can help you decide which products to use for your lawn, for a successful application.

Snow Mold: What Is It – And What Should You Do About It?

With Mother Nature dropping an additional 18 inches of snow this past week in Anchorage, you might notice some strange things happening to your lawn this Spring as the snow melts away – but please, don’t be alarmed!

It may not be as bad as you think.  The culprit?  SNOW MOLD!

What is Snow Mold?

Snow mold is a fungal lawn disease that occurs in the spring after the snow melts.  It comes in two forms: pink fungus (potentially more damaging) and gray fungus.  Snow Mold, which thrives under a layer of snow and isn’t noticed until Spring, is a lawn fungus that results in patches of dead grass in an otherwise healthy lawn. Not only is it unsightly, snow mold fungi can also trigger allergies and asthma attacks in people.  If your grass was lush and green last fall, but dead spots are visible when warmer temperatures arrive, your lawn is a victim of snow mold. It most commonly occurs if the first large snow falls on ground that hasn’t yet frozen. This creates a perfect blanket between grass and snow for fungus to grow from the spores that lay dormant throughout the rest of the season. This can be especially damaging if that area between snow and ground stays around the same temperature for a long time. That’s the ideal snow mold breeding ground.

How to Treat Snow Mold

The good news: Snow mold usually takes care of itself because it dies as temperatures increase. Gray mold dies at about 45 degrees Fahrenheit, and pink mold at about 60 degrees Fahrenheit. The effects of snow mold aren’t particularly extreme. If you want to get rid of it faster:
  1. Mow the lawn as usual because tallgrass is a great breeding ground for mold.
  2. Gently rake over straw-colored circles to dry out the area faster.
  3. Try to avoid putting fungicides on the lawn because they aren’t necessary if the grass heals itself.
  4. If you are receiving lawn maintenance services from Be Happy Property Services, we will be visiting your property soon for spring clean-ups. We will be using the right equipment to help your lawn breathe again and make the problem go away much faster, followed with a fertilizer application to green things up.
