Snow Removal & Plowing in Anchorage, AK

Be Happy Property Services has cleared snow and ice for Anchorage homes, HOAs and businesses since 2011. We run our own plow trucks, loaders and dump trucks out of our yard at 1118 E 71st Ave, so one call covers the driveway, the parking lot, the walkways and the roof, across Anchorage and Eagle River.

Snow Removal Services in Anchorage

Every property needs something different. Pick the service that fits, or combine several into one winter plan. Contract routes run first after each storm, then per-push visits, then emergency calls.

FOR BUSINESSES, HOAS & PROPERTY MANAGERS

Commercial Snow Plowing & Ice Management

For retail centers, grocery stores, offices, medical facilities, industrial yards, apartment complexes and HOAs across the Anchorage Bowl. We plow parking lots and drive lanes, clear sidewalks at entrances and walkways, sand and de-ice high-traffic areas, and haul snow away when storage space fills up.

Commercial routes run before you open. Lots on a seasonal contract are cleared ahead of employees and customers, with sanding on the same visit, so you are not waiting on a second crew. A maintained lot also cuts your slip-and-fall exposure, which falls on the property owner, and keeps your staff on their jobs instead of on a shovel.

Property managers get one point of contact, a written scope for every site and a record of what was cleared and when, which is what an HOA board asks for after a storm.

FOR HOMEOWNERS

Residential Driveway Snow Removal

For homeowners who would rather not start the day with a shovel. Each visit clears the driveway from the garage to the street, the front walk and the steps, then puts down ice control where you step first. Crews work carefully around plantings, fences and curbs.

You choose the snowfall depth that triggers service; most Anchorage homes pick 2 to 3 inches. We route nearby homes together so crews reach you soon after the snow stops, and come back for a second pass when wind drifts it in again. Popular add-ons:

  • Knocking down the berm the city plow leaves across your driveway
  • Clearing decks and patios
  • A path to the mailbox and trash pickup spot
  • One-off visits while you're traveling

Roof Snow Removal & Ice Dam Prevention

Anchorage's freeze-thaw cycles build ice dams along the eaves and push meltwater up under the shingles. Our crews clear roof snow in controlled sections with roof-safe tools, then open channels at the eaves so meltwater can drain, on homes, condos and flat commercial roofs across Anchorage and Eagle River.

Call when snow keeps stacking after back-to-back storms, when icicles hang along the gutters, when a door or window starts to stick, or when a water stain shows up on a ceiling. Roof work is billed hourly and most single-family roofs are cleared in one visit.

Sanding, De-Icing & Snow Hauling

Clearing snow is only half the job when temperatures swing. We apply de-icer to melt ice and stop refreeze on entries, steps and driveway aprons, and pre-treat commercial entrances ahead of a forecast freeze. In deep cold snaps, when melt products stop working, we switch to sand for traction and come back to sweep it up in spring.

When piles block sightlines, bury parking spaces or creep toward the siding, our snow relocation crews load the snow with the loader and haul it off-site to a permitted snow dump, so the lot gets its spaces back.

How Snow Removal Pricing Works

Most Anchorage properties go with one of three setups:

EASIEST TO BUDGET

Seasonal contract

One price for the whole winter, with an agreed trigger depth. We come after every qualifying snowfall without a call. Best for steep or shaded driveways, HOAs and any business that opens early.

PAY AS IT SNOWS

Per-push

You pay for each visit, usually scaled to how much snow fell. Suits lighter winters, smaller driveways and anyone who wants to try us for a storm or two before committing.

ROOFS, HAULING, EMERGENCIES

Hourly

For roof snow, hauling and emergency calls, where the job size is only clear once the crew is on site.

What moves the price: the size and slope of the area, how many walkways and entrances are included, your trigger depth, add-ons like berm removal or decks, and whether sanding or de-icing is part of each visit. Send us photos or your address and we'll give you a written estimate. Signing up before the first storm locks in a route spot; mid-season starts are taken as capacity allows.

How Our Storm Response Works

Every storm runs in the same order, so you know where you stand:

  1. Contract routes start once snowfall reaches each customer's trigger depth, often while it is still snowing.
  2. Commercial lots and HOA entrances are cleared before business hours, with sanding on the same pass.
  3. Residential routes follow, grouped by neighborhood so crews move street to street instead of across town.
  4. Emergency calls are slotted between routes as crews free up.

On back-to-back storms we make a first pass to open access, then return to widen and clean up once the snow stops. You'll know when we're coming and what was cleared, and we'll flag anything that needs your attention, like a car parked in the lane.
